I’m buying a cooperative apartment in Manhattan, but I move out to the Hamptons from June to the end of September each year. Will I be able to sublet the apartment each year when I’m away?No. Most co-ops have restrictive sublet policies. When subletting is permitted, it’s usually chock full of limitations. Short term subleases just don't happen. Even with condos, where a unit owner can lease the unit without many restrictions, most condos require a lease to be at least twelve months. That being said, it’s possible to find a condo with an extremely liberal leasing policy that might fit this situation...but would you want to live in a building that feels more like a youth hostel…
